In the regions of Armenia, prices for multi-apartment buildings increased by 9.2% per annum by September 2018

The average market value of the apartment building in the regions of Armenia increased in August 2018 by 9.2% per annum, amounting to 88.9 thousand drams / 1 sq.m. The data of the State Committee of Real Estate Cadastre of Armenia published in the report of the Statistical Committee, testify to this.

According to the State Cadastre, the highest prices for apartments in the regions are traditionally fixed in the resort town of Tsakhkadzor – 288 thousand drams / 1 sq. M. on average, with an annual decline of 5.6%. Then follows the city of Abovyan, where the price of apartment buildings is fixed at 158.5 thousand drams / 1 sq. M., With an annual growth of 6.7%. And for the first time, the three leaders are closed by the city of Goris with the cost per square meter of apartment at 135.8 thousand drams, with an annual growth of 8.6%.

The lowest prices are fixed in Dastakert (Syunik region) – 21.4 thousand drams / 1 sq. M., With an annual growth of 2.7 times, followed by the city of Tumanyan – 22.7 thousand drams / 1 sq. M., Which is 2 times higher than a year ago. And the low price of apartments was fixed in Shamlukh (Lori region) – 28.3 thousand drams / 1 sq. M., With an annual growth of 3.5 times.

In general, in the republic in the reporting period, transactions on the purchase and sale of apartments in multi-apartment buildings were 1,619, with an annual growth of 19.5%. Of these, 529 transactions were concluded on the sale of apartments in the regions of Armenia, which is more than a year ago 15.3%.

It should be noted that the State Committee of the Real Estate Cadastre of the Republic of Armenia changed the format of the report and calculated the prices of real estate according to the new methodology, starting with the data for the first quarter of 2018, in which information on the prices of private houses is missing. Henceforth, in the State Cadastre reports on real estate prices data on private houses will not be published. The prices in the reports of previous periods were also corrected in connection with the calculation using the new methodology in order to ensure comparability with the reporting reporting period.

YEREVAN – Armenia’s foreign debt amounts to 7 billion and 360 million US dollars now. Accordingly, the government debt is 6 billion and 844 million US dollars, the Minister of Finance of Armenia, Atom Janjughazyan, stated the above-said at a press conference on Thursday. He noted this as he presented the 2019 State Budget draft.

“There is no possibility of reducing the debt as long as we have a budget deficit,” explained Janjughazyan. The Minister noted that 84-86% of the debt is in foreign currency.

Armenia’s public debt will rise by about 3 percent to $7.3 billion next year, Finance Minister Atom Janjughazian said on Thursday.
Janjughazian downplayed the anticipated increase, saying that the debt will fall as a share of Gross Domestic Product. The debt-to-GDP ratio is projected at around 55 percent for this year.
In Janjughazian’s words, Armenia’s government and Central Bank will owe a total of $7.1 billion to mainly foreign creditors in December, up from almost $6.9 billion in January 2018.
Their combined debt rose by $863.5 million in 2016 and by 832.5 million in 2017. It totaled just $1.9 billion before the 2008-2009 global financial crisis that plunged the county into a severe recession.
Janjughazian defended the current government’s plans for more borrowing, saying that it is needed to finance the state budget deficit which is projected to fall to 2.2 percent of GDP in 2019. “We borrow not to take care of our current expenditures or to please a part of the society but to create more output which can generate new capacities,” he told a news conference.
 “When we say that we are going to borrow that creates the impression that we are making the situation worse,” complained the minister. He insisted that the situation will actually improve because the debt burden will ease in relative terms next year.
The draft state budget for 2019 approved by Prime Minister Nikol Pashinian’s cabinet last week sets aside 85 billion drams ($176 million) for debt servicing. The sum is equivalent to roughly 5 percent of overall budgetary expenditures planned by the government.
 

Food prices in Armenia up 1.2% in September

YEREVAN – Prices for foods and soft drinks rose 1.2% in Armenia in September 2018, compared with the previous month, the National Statistical Committee reports. 
According to the committee, the growth was mainly due to the increase in prices for vegetables, meat and milk – 2.2%, 2.3% and 4.9% respectively. 
Vegetables rose 19.2% in September 2018, compared with the same month a year earlier, and 2.2%, compared with August 2018.  
Fruit prices have grown 0.4% over one year and 6.1% over one month. 
Meat products rose 10.8% and 2.3% respectively and dairy products, cheese and eggs 4.5% and 4.9%, while sugar became 15.4% and 0.7% cheaper.


Economist: Draft budget has been created in a complicated political situation (video)

According to economist Movses Aristakesyan, the draft budget for 2019 has been created in a complicated political situation. “The documents that were adopted by the former authorities were important, the current authorities are obliged to follow them.”

According to him, this budget should be regarded as a logical continuation of the 2018 budget. “The political situation and the sabotage of the former cadre disturb the changes.”

According to Movses Aristakesyan, the reduction of the deficit is positive. “It is expected that next year’s deficit will be 2.5%, due to debt repayment, the debt of the former authorities has remained on the ‘shoulders’ of the current government. The economist also emphasizes the increase of social spending.


IMF improves Armenia’s GDP growth forecasts

International Monetary Fund has published the October’s World Economic Outlook report with improved forecasts for Armenia’s economic growth.
For 2018 the IMF forecasts 6% GDP growth while in its April report the IMF mentioned just 3.4%.
In the new report IMF has predicted 4.8% GDP growth for 2019 while in previous it envisaged 3.5%.
The inflation forecasts for 2018 make 3% and for 2019 – 4.4%.

According to the Armenian state budget the GDP growth will make 4.5%.


New Poll: Armenians Optimistic About Future, New Government

A new national poll conducted in Armenia by the International Republican Institute’s (IRI) Centerfor Insights in Survey Research reveals widespread optimism about the country’s future and Prime Minister Pashinyan’s government.

“The optimism reflected in this poll presents the new government with an unprecedented opportunity to spearhead necessary reforms and strengthen Armenia’s democracy,” said Stephen Nix, IRI Regional Director for Eurasia. “If the government does not act in a timely manner, it risks losing this momentum for positive change.”

A combined 82 percent view the new government “very positively” (39 percent) or “somewhat positively” (43 percent). Sixty-three percent would like to see political reforms undertaken quickly, compared to 34 percent who prefer a “more gradual than not” (24 percent) or “definitely gradual” (10 percent) transformation.

A clear majority of respondents (73 percent) believe Armenia is going in the right direction, and a combined 81 percent think the future will “definitely be better” (37 percent) or “hope that the future will be somewhat better” (44 percent).

The poll also reflects strong approval ratings for anti-corruption efforts. Eighty-one percent believe that the corruption problem has improved, compared to 15 percent who say it has remained the same and two percent who think it has deteriorated. Citizens in the capital are more likely to be aware of the government’s anti-corruption efforts (72 percent) than those in other urban areas (40 percent) and rural areas (45 percent).

Methodology

This survey was conducted on behalf of the Center for Insights in Survey Research by Dr. Rasa Alisauskiene from Baltic Surveys/The Gallup Organization. The fieldwork was carried out by the Armenian Sociological Association. Data was collected between July 23 and August 15, 2018 through face-to-face interviews. The sample consisted of 1,200 permanent residents of Armenia, aged 18 and older and eligible to vote. It is representative of the general population by age, gender, region and size/type settlement. The survey was funded by the U.S. Agency for International Development.

2018 թվականի հունվար-օգոստոսին Հայաստանի տնտեսական ակտիվության ցուցանիշի աճը նախորդ տարվա նույն ժամանակահատվածի համեմատ կազմել է 7.7 տոկոս: Սակայն օգոստոսին անցյալ տարվա նույն ամսի հետ համեմատած աճի տեմպը կտրուկ դանդաղել է՝ կազմելով 0,6 տոկոս:
